The Project
Balmain Stormwater Plumbing
PJC Plumbing was engaged by the strata committee of a residential complex in Balmain, situated in Sydney’s Inner West, to assist with the replacement of an outdated stormwater system within a strata plan.
Over time, residents had reported recurring surface water issues, slow drainage, and water accumulation after periods of heavy rain. The existing stormwater system was dated, undersized in places, and no longer meeting the functional needs of the site or modern compliance standards.

Scope of Work
We approached the Balmain stormwater replacement project in stages, beginning with a site-wide assessment of both private and shared stormwater assets. Using CCTV inspections, flow testing, and in-ground tracing, we identified areas of concern including broken pipework, non-compliant gradients, and compromised junctions.
Working in consultation with the strata manager and appointed engineers, we developed a zone-based renewal strategy that addressed drainage at the property level while improving overall system capacity and reliability across the site.
Key works included:
Replacement of aged underground stormwater lines with new compliant pipework
Installation of inspection points, grated pits, and junction boxes to simplify future maintenance
Adjustment and reconnection of private downpipes into shared lines
Incorporation of backflow prevention measures and improved discharge points to reduce the risk of system surcharge
Redesign of certain surface areas to improve runoff direction and avoid pooling near entries or low points
Where site access was limited or landscaping needed to be preserved, we used non-invasive excavation methods to minimise disruption.

Considerations
Each residential property was occupied during the project, so clear communication, safety planning, and staged works were critical. We worked closely with residents, contractors, and strata representatives to ensure that all affected areas were returned to a clean and functional state after works were completed.
We also liaised with Inner West Council to ensure all drainage works aligned with local stormwater discharge requirements and relevant codes, including AS/NZS 3500.3.
